Thinking of protesting your valuation? We can produce a custom report for your house that contains a list of comparable properties and other key indicators about the real estate market in your neighborhood. This multi-page report will help you decide whether you have a good case for an appeal.
After you get the report, you'll want to take a closer look at the houses we list so you can decide on the best comparisons. The county assessor considers numerous factors in setting valuations, such as a house's condition, finished basement, lot size and unique features. So will the county Board of Equalization in reviewing your protest. A house that is in particularly poor condition or that has a low sale price because of a mortgage foreclosure, for example, might not be good evidence of the broader housing market.
Also, consider the full lists in this report to see the overall pattern. Your case for a lower valuation will be stronger if you can show that low valuations are common among your neighbors, rather than isolated examples.
A lower valuation could make a big difference in your property tax bill. Even a $5,000 cut in valuation, for example, typically would reduce next year's tax bill by at least $100.
Not all valuation protests are successful. You'll need to make a solid case that your valuation is too high - either compared with its market value or with valuations for similar houses. The outcome is up to referees hired by the Douglas County Board of Equalization, who will weigh your evidence as well as other information in making their decisions. Our report can help you make the strongest case, but what matters most is whether your valuation meets state standards for accuracy and fairness.
Here's a reality check: Estimate how much you could sell your house for. If your estimate is $106,800 or more, you'll have a tougher time with your appeal. It will be hard to argue that your valuation is inaccurate or too high. In fact, if your estimate is above $116,100, your valuation is clearly low and probably should be raised. You still might be able to prove that other houses are less accurate than yours - that they are assessed at a lower percentage of their true value than yours is. But it will be a tougher sell.
